Main Furnace – The thermostat is located on the wall at the foot of the stairway to the Master Suite. The control for the Great Room ceiling fan is the slide control located directly below the thermostat.

Managing Temperature Differences Between the Lower & Main Levels

Many owners/renters have had issues with the lower level at Shoreside feeling “too cold”. Moore Mechanical was called to evaluate this issue.  The service technician explained our new HVAC system and thermostat and how best to manage the temperature differences between the lower and main levels.

  • Our system is a single zone unit that only has one thermostat that regulates the lower level and main floor.
  • Because heat rises, the basement temp will typically be about 10 degrees cooler than the main floor unless the fan is constantly on to continually circulate air between floors.
  • Running the fan regardless of whether the AC or heat is on or off is necessary to circulate air between the lower level and main floor and is the proper way to equalize temperatures. 
  • In order to accomplish this the fan needs to be in the “ON Manual” mode, medium speed and NOT AUTO mode. If the fan is in auto mode it will only run when the AC or heat is on and system is adjusting to a new temp. For example, if the room temp is 77 and the a/c setting 75, the fan will run to get the temperature down to 75 and then shut off. When the fan turns off, the cool air accumulates in the lower level exacerbating the situation.
  • If the fan is set on manual mode and set to “hold” it will run continuously.  The energy consumption of running the fan is negligible.

 To set the fan speed, press “features” on the main panel to get to “fan”. Then adjust the up/down arrow.

ABSOLUTELY DO NOT SHUT THE VENTS IN THE BASEMENT IN AN ATTEMPT TO CONTROL TEMPS! THIS WILL RESULT IN FREEZING OF THE AC UNIT DUE TO LACK OF AIR CIRCULATION! (We know from experience.)

TIP: Shutting off AC at night and just running the fan often makes the basement comfortable under normal Glen Arbor evening temps. The Master Bedroom has it’s own unit for controlling air temperature.

Main Room Gas Fireplace – To turn the fireplace on, use the remote. If the remote is not working, (it could simply need new batteries), open the screen and turn the knob on the lower right side of the logs. The “key”, low on the wall to the right of the fireplace, controls the height of the flame. DO NOT TURN THIS CONTROL, AS YOU RISK EXTINGUISHING THE PILOT LIGHT.

To relight the pilot:

◦ Locate the Pilot Knob in the back left side of the firebox. It is behind the flame height adjustment knob and has three settings   On – Pilot – Off.
◦ With the knob turned to the Pilot position, push the knob in and hold it.
◦ Press & release the ignition button that is on the right side. The flame will ignite.
◦ Continue to hold the pushed in Pilot knob until the flame remains lit steadily for a few seconds then release.
◦ Turn the Pilot knob to On.

The remote control will now work to light the fireplace.

Master Suite A/C – The controls for the A/C unit are on the wall just below the unit adjacent to the door to the master bath.

Master Suite Fireplace – The fireplace can be operated either by the remote control or by opening the grille below the unit and operating the controls manually.

Refrigerator – The automatic icemaker is turned on by LOWERING the arm above the ice tray.

Hot Water Heaters – The hot water heaters are located in the laundry room off the downstairs hallway. Do not adjust the temperature.

Locks – Door locks operate in the usual manner except the one on the door to the lower patio. You must lift the handle UP in order to turn the lock knob.

Outdoor Gas Grill – Please be considerate of the next guest and clean the grill after each use. Please be careful to avoid getting grease on the deck. Replacement propane tanks are stored in the storage sheds. The Property Manager will bring a replacement if none are available. (See the contact information in the Important Phone Numbers section.) If you plan to grill, you may want to make a habit of checking your tank and the availability of backups in the shed upon your arrival.
